Position Title: Construction Project Manager.
Supervisor: Chief operating Officer.
FLSA: Exempt/Salary/Administrative/Executive.
Project Summary:
Manages design/build, construction management, or construct-only projects from project assignment through completion. Provide oversight for all phases of construction projects, including direct supervision and coordination of employees, subcontractors, and other construction-related personnel, materials & equipment, while achieving consistent, high-quality standards in safety and the construction process through occupancy. Expertise in managing resources including budgets, schedules, reports and documentation, meetings, applicable building codes, and required OSHA and state-level agencies’ regulations. May be responsible for managing concurrently more than one project.
Essential Responsibilities:
Additional Duties:
- Minimizes risk by implementing and consistently auditing safety standards and quality assurance control methods.
- Oversees performance of all trade contractors and reviews architectural and engineering drawings to confirm all specifications and regulations are being followed.
- Responsible for the proper administration of contract documents and obtaining all necessary insurance requirements, W9s, licensing, and permitting as applicable from subcontractors and vendors prior to arriving onsite.
- Liaison with the project accounting staff to ensure all information is provided accurately, on time, and in accordance with compliance.
Education and Experience:
- Bachelor’s degree in engineering or construction management or related field required.
- Minimum of three (3) years experience in construction management, including a thorough knowledge of all aspects of construction (contract writing, estimating, construction methods, engineering, equipment, technology, safety, etc.).
- Wood-frame experience is required.
- Senior Living, Hospitality, and Multi-Family experience preferred.
- Expertise in managing resources including budgets, schedules, and materials in an environment of multiple, competing demands.

Physical Requirements:
This position requires long hours sitting and using office equipment, including telephones and computers, and may also require some light lifting of files and materials and carrying checks, mail, and other documentation to different departments from time to time. The position may also involve some repetitive motions of the hands, wrists, and elbows.
Working Conditions:
This position is normally performed in an office or job site office work environment, which does not subject the employee to the elements. The noise level in the work environment is usually moderately quiet. This position may require a flexible schedule, periodic overtime, and overnight travel as needed.
